http://www.inspectingcharlotte.com/ – People often don’t know what a shower weep system is. Patrick Waddell shot a brief video while at a North Charlotte home inspection to show you what they are and why they are needed. Generally marble and most tile surround showers with plastic or ceramic shower pans will have what is called a weep system installed. When you take a long hot shower the face of the material becomes hot, but the wall cavity is cold. So, just like a glass of tea on a summers day the back side of the material will condensate. The shower pan has a lip on it that extend into the wall and up behind the material. The material sets inside of the lip. Any condensation that forms on the material will therefore drain back into the shower pan instead of into your walls. The weep holes are generally found at the right and left front corners of the shower walls. People do not know what they are, they just see a hole, and caulk over them. When you caulk over the hole the water gets trapped, fills the pan lip and then floods over the sides of the pan. This leaves water damaged drywall at the exterior front corners of the shower. It can also leave water stains on the ceiling if the shower is placed on the second floor. Over very long periods of time it can lead to wood rot and in extreme cases mold behind the walls. If you have a weep system installed be sure you do not caulk over it. If you have some of the problems listed above from them being caulked you may wish to call a contractor to determine the extent of any damages.
